Property extensions, Gloucester

Property extensions for Gloucester homes

Gloucester has houses from every period since Victorian times, and each kind extends differently. The Victorian terraces of Kingsholm and Linden have narrow plots and a side return. The 1930s semis of Longlevens, Hucclecote and Tuffley have long gardens that suit a wide rear extension. The newer estates in Quedgeley, Kingsway and Abbeymead often have room at the side or over a garage.

Whatever the house, the aim is the same: extra space that looks as if it was always there, built without drama. That takes a firm that can run the whole job, so the bricklayer is not waiting for the groundworker and the plasterer is not waiting for the electrician.

Tell us about your house and we will tell you plainly what can be built.

Types of extension

Four ways to extend a house

Most house extensions are one of these four shapes. Which one suits you depends on the plot, the neighbours and what you want the room for.

  • Single-storey rear

Runs across the back of the house. The usual way to get a kitchen and dining room that opens on to the garden.

  • Side extension

Uses the strip beside the house, or the place of an old garage. Good for a utility room, a study or a wider kitchen.

  • Wraparound

A rear and a side extension joined in an L. Gives the most new floor space on the ground floor.

  • Two-storey

Adds rooms upstairs as well as down, so you gain a bedroom or a bathroom for much the same footprint.

Choosing

Which extension suits your home?

A quick comparison of the three most common extensions. The planning notes are general guidance for houses in England: your council has the final say.

A rear extension

What you gain
A larger kitchen, dining or living room
Planning
Often possible under permitted development, within size limits
Disruption
Mostly outside until the wall is opened up
Good for
Semis and detached houses with a decent garden

A side extension

What you gain
A utility, study, shower room or wider kitchen
Planning
Can be permitted development if single-storey and no more than half the width of the house
Disruption
Similar, with less garden lost
Good for
Houses with a side return or an old garage

A two-storey extension

What you gain
Space on both floors: often a bedroom over a kitchen
Planning
Tighter limits, and often a full planning application
Disruption
Longer on site, and scaffolding for the roof
Good for
Growing families who need another bedroom

FAQs

House extensions Gloucester: your questions answered

Who builds house extensions in Gloucester?

Ace Group does. We build single-storey, side, wraparound and two-storey house extensions across Gloucester, from Quedgeley and Kingsway to Longlevens, Hucclecote and Churchdown, and we have every trade the job needs. Call 07932 837796 or send the enquiry form to tell us about your house.

Do I need planning permission for a house extension in Gloucester?

Not always. Many extensions to houses fall under permitted development, which sets limits on size, height and position: for example, a single-storey rear extension can usually come out up to 3 metres from the original back wall of a semi-detached or terraced house, or 4 metres on a detached house. Flats, listed buildings and homes in conservation areas are treated differently. Gloucester City Council’s planning team can confirm what applies to your address.

How much does a house extension cost in Gloucester?

It depends on the size, the number of storeys, the ground and drains, how much steelwork is needed to open up the house, and above all the finish inside: a kitchen or bathroom can cost as much as the walls around it. We do not publish a price list because no two houses are alike. Call 07932 837796 or send the form and we will arrange to look at the job and give you a quote.

How long does it take to build an extension?

As a rough guide, a single-storey extension takes around three months on site and a two-storey one longer. Weather, how quickly the drawings and approvals are settled, and the lead time on windows, steel and kitchens all make a difference. We will give you a programme for your own job when we quote.

Do house extensions need building regulations approval?

Yes, every one. Building regulations cover the foundations, the structure, insulation, fire safety, drainage and electrics, and a building control inspector visits at set stages. It is separate from planning permission, and you need the completion certificate at the end.

Can I live in the house while the extension is built?

Usually, yes. Most of the early work happens outside, behind the existing back wall. The disruptive part is when the wall is opened up and the kitchen comes out, and we plan that with you so you are without a kitchen for as short a time as possible.

What types of property extensions do you build?

Single-storey rear extensions, side extensions, wraparound extensions and two-storey extensions, along with the roofing, kitchens, bathrooms and finishing that go with them. If you are not sure which suits your house, tell us what you want the space for and we will talk it through.

Will a house extension add value to my home?

Extra floor space generally adds value, and a well-built extension makes a house easier to sell. How much depends on your street and what the space is used for, so it is worth asking a local estate agent before you settle on a design.

Do you handle the whole build, including plumbing and electrics?

Yes. Ace Group has groundworks, brickwork, scaffolding, roofing, dry-lining, plastering, electrical, plumbing, carpentry, kitchens, bathrooms, windows and doors and landscaping available, so you do not have to find and organise each trade yourself.

Which areas do you cover?

Gloucester and the places around it, including Quedgeley, Kingsway, Hardwicke, Tuffley, Abbeymead, Hucclecote, Barnwood, Longlevens, Brockworth, Churchdown and Highnam. The full list is on our coverage page. If your area is not listed, ring 07932 837796 and ask.
